Why September is the Best Month for Home Buyers

There's no denying that June, July, and August are hot months for home buying. But if you're looking for the best month, you might want to consider September. 

Less competitive market 

Summertime is a popular time to move--and that means you can expect high prices and bidding wars when you're shopping for a home. Come September, most people looking to move have already made their purchase, so there will be fewer people competing with you for the same homes. 

September is the best month to buy a home because prices are reduced

With fewer buyers sniffing around, sellers are ready to lower their prices. You can expect to see price cuts during September or even more modestly priced homes coming onto the market. 

The weather is nice

In most parts of the country, September brings cold--but not too cold--temperatures. That makes for a great time walking through neighborhoods and exploring homes. You have the opportunity to see what the yard looks like when it isn't in full summer bloom and to see how busy the neighborhood is with everyone back from the beach.

After you buy, it also means you probably won't be suffering through a sweltering or freezing day moving day. 

Lenders aren't as busy 

With the rate of homebuying slowing during the fall, lenders aren't nearly as busy. That means that they're able to move through your application a little bit faster and hopefully get you to closing sooner. 

Flexibility on moving dates 

Most people selling during the summer have hard deadlines for moving that align with the start of school. But once September hits, school has already started in most parts of the country, so you can expect sellers to be a little more flexible with their moving dates.
